
The North Appin Precinct is one of three key planning areas identified within the Greater Macarthur Growth Area and has been planned for urban development since 1968. This site will play a pivotal role in meeting Greater Sydney’s growth and housing supply requirements.
The site was cleared in the late 1800s for pastoral purposes and is currently zoned rural. Since the 1960s the site was home to the largest broiler chicken growing operation in the southern hemisphere. In 2018, the site transitioned away from poultry farming to become part of our beef cattle breeding and grazing operation.
Our vision for the site is to create a thriving master planned community that is not only embraced by its future residents but that which is also respectful of the cultural heritage of the area and the natural landscape, including the prominent ridgeline that defines the area’s topography.
Our Planning Proposal to rezone the property to residential uses was submitted to the NSW Department of Planning, Housing and Infrastructure in August 2023. The proposal requests a combination of Urban Development and Environmental Conservation zones.
The urban zoning will accommodate up to 3,500 new homes, a local retail centre with community facilities, a primary school, and active and passive open spaces. The environmental zoning will ensure the protection and enhancement of Cumberland Plain Woodland and safeguard the koala corridor along Ousedale Creek, ensuring a sustainable connection between the Nepean and Georges River Koala Reserves. Nearly 79 hectares of the site, 26 per cent at our site, will be preserved and dedicated for conservation.
The proposal also considers existing and future transport connections, including the upgrade of Appin Road and the development of the proposed Greater Macarthur Transit Corridor, as well as supporting infrastructure needed to service the future community.
