Tahmoor

Our Cross Street, Tahmoor NSW site is located in East Tahmoor and adjacent to the established Tahmoor Town Centre. The Tahmoor CBD is 25 kilometres south-west of Campbelltown.

Our Tahmoor community thoughtfully balances nature and modern living within its 281 large lot residential concept. Lot sizes ranges from 700 square metres to over 1 hectare (average of 1,500 square metres) providing a range to suit first home buyers, downsizers and those wanting a bit of extra space in a rural residential landscape.

Our project is currently progressing through the rezoning process, after receiving unanimous support from both the Wollondilly Council Local Planning Panel and the Western City Sydney Regional Planning Panel. The NSW Department of Planning, Housing and Infrastructure will be the authority overseeing the final steps of the rezoning process.

The project has ecological conservation and sustainability at its heart. We plan to dedicate 75 hectares of pristine land to Wollondilly Shire Council with walking tracks, picnic areas and viewpoints allowing uninterrupted public access to the stunning Bargo River Gorge, one of the area’s natural wonders. This dedication is half of our exisiting landholding. This land will be gifted to the Wollondilly Shire Council with a fully funded trust to pay for the ongoing maintenance and management of the area in perpetuity.

This gift of parkland could be used to seed the creation of a regional park of over 330 hectares in size to protect the Bargo River Gorge natural wonder and Mermaid Pools tourist attraction, when it is combined with existing Crown Land within and across the gorge. Another benefit that would result from this project’s rezoning is the delivery of an innovative recycled water solution that would benefit both the future residents of the Cross Street development and the broader community of Tahmoor and Thirlmere by securing excess recycled water from the Picton Water Resource Recovery facility. This infrastructure would provide recycled water for Council to use to irrigate areas of public open space and for residents who reside in the Cross Street project to water their gardens all year round, effectively drought proofing their future homes. For every two of our large lots that we connect to the recycled water scheme, we create an extra lot of spare capacity at Picton Treatment Plant. This spare capacity can be distributed to Wollondilly Shire Council’s backlog of development applications awaiting wastewater services.

As a backup for the proposed rezoning, we recently obtained Development Approval from the NSW Land and Environment Court to permit the subdivision of the site into 51 two-hectare rural residential lots, under Wollondilly Shire Council’s existing planning controls. We feel this option would result in an inferior outcome for the local and broader community as the 75 hectares of land earmarked for conservation would have to remain in private ownership. The Ingham familys preference is to complete the proposed rezoning as this would result in a far superior environmental and community benefit.
